Casa Lago

2025
A two-story rear addition extends the Surfside home with architectural restraint, preserving continuity while enriching its warmth. Structural alignment allowed the new construction to blend seamlessly, while interior detailing and material selections introduced a quieter, more intimate character throughout the living spaces.

Casa Lago required expansion without overwhelming its established context. A two-story addition was introduced at the rear of the residence, preserving the existing street presence while increasing livable square footage. In neighborhoods like Surfside, proportional sensitivity matters; vertical growth must feel intentional.

The remaining first floor underwent a complete interior gut renovation. Integrating new framing with the existing structure required careful sequencing to prevent uneven settlement or visible transition lines. Mechanical, electrical, and plumbing systems were modernized simultaneously to unify performance across the entire home.

Additions often reveal unforeseen conditions—irregular framing, outdated assemblies, or concealed moisture issues. Addressing these methodically allowed finishes to align seamlessly once complete. The finished residence feels cohesive rather than expanded. Transitions between old and new volumes are invisible, which is often the highest compliment in addition work.
