  • Styled to the site and owner. Tropical Modern, Spanish Colonial, Modern Farmhouse, and the broader Tropical Contemporary and Mediterranean vocabulary — the style follows the lot, the neighborhood, and how the home is meant to live.
  • Priced as it’s drawn. In-house value engineering keeps the design aligned to a real, all-in budget from the start, rather than designing first and discovering the budget later.

1. Do I need a separate architect if I work with Blanco?

No. Architecture is developed in-house as part of our design-build model, which removes the handoff between architect and builder. If you already have an architect, we can serve as your general contractor instead.

2. What architectural styles do you work in?

Tropical Modern, Spanish Colonial, and Modern Farmhouse are core to our work, alongside the broader Tropical Contemporary, Mediterranean, and Caribbean/Key West Modern vocabulary. The style follows the site, the neighborhood, and how the home is meant to live.

3. How does design handle flood zones, FEMA, and understory?

South Florida design responds to water and code directly. Where the flood zone requires it, we use understory construction (non-habitable, AC-ready space for storage or garages beneath the primary living levels) to meet FEMA elevation requirements while preserving the architecture above. Our architects specialize in utilizing this space without compromising the home’s design or fighting national and state regulations.

4. How do design and budget stay aligned?

In-house value engineering keeps the design priced against a real, all-in number from the start, rather than designing first and discovering the budget later. It is the same discipline that lets the integrated model run two to three months faster than the regional average.
